Design Concept and Drawings

You may be way too busy to tackle your renovation project-a project that may include choosing and ordering new furnishings too. If you want us to handle everything–from the design, furnishing and material sourcing, tracking, installation and down to the wall art and tablescape accessories—- full-service interior design is for you. It includes project management of renovations, too! This way, you can do other things you prefer or need to do! A 3D rendering of your space is important too. A perspective drawing like the one below ensures every design element aligns perfectly with your dream home! 3D drawings show you the after, early on in the process. This service saves time and money, especially for renovations or for unfinished spaces. The project below shows how 3D drawing catch costly mistakes that can save you money.

An example of a perspective drawing by Lynn Asbury. This particular drawing was done to see if a bunk bed would fit into the space which is what the owners of this garage loft on Lake of Bays wanted. The homeowners also wanted a sitting area for their quests. They also wanted sleeping accomodations for a family if possible; since, sometimes they invite friends and their children. When I saw the space, it was unfinished. The drawing shows that the walls are not high enough for a bunk bed, but a double bed would fit. It shows that a twin could fit in the space too.The floor plan at the end of this page shows that a double bed and twin bed would fit, but because it is a floor plan it does not show how high the walls are. As you can see perspective drawings catch costly mistakes. Who wants to buy an unusable bunk bed? Perspective drawings also shows the overall look of the design because it is three dimensional. These drawings also can show if the furniture goes well with each other or are out of scale….

Phase #1- Consultation

How in Works:
  1. Includes an in-home personalized consultation in order to find out your dreams for each room and/or problems that you need solutions for in each room. One of the purposes of the meeting is to find out the scope of service of room(s) that will be decorated or renovated and define your needs or uses for the room(s). 
  2. This meeting is to find out your style and colour preferences for your dream room,  to find out about your lifestyle, and how you want to feel in your home using a questionnaire. It is to find out what renovations you need for your kitchen or bath too.
  3. This is the time for you to show inspirational photos of rooms and furniture styles you dream of having.
  4. This includes a discussion about the budget.

Phase #2-Planning (or Concept Design Formation Phase)

This phase is about planning what needs to be done. If is it a full renovation it could include replacing floors, cabinets, countertops and painting walls as well as planning furniture and accessories for the space. The plan or design involves something called the design concept which is based on your style, colour preference etc.

The concept design is a flat fee and starts at $700/room

How it Works:

  1. A furniture layout or floor plan is designed (that is similar to the one in the photo below and designed using Sketchup) which shows the placement of furniture, lighting, accessories, cabinets, appliances and materials. This is the space planning phase.
  2. Recommended paint chip colours, floor covering samples and fabric samples for the furniture and custom window treatments and photos of light fixtures etc. are brought to you to as a mood board see and/or feel and decide and choose.
  3. There will be an itemized list of costs for the above furniture and accessories.
  4. A perspective drawing (similar to the one above) using a CAD program called Sketchup is also drawn electronically, so you can experience how the room will look with the cabinets, countertops, backsplash, appliances, furniture, accessories and flooring in place. It can be difficult to visualize what your room or home will look like from architectural drawings alone. The 3D renderings take all the guesswork out of it!
  5. You may love everything Lynteriors chose. If so great then you can move on to the next phase. If not that is ok. Other items more to your liking can be chosen instead based on your feedback. Design is a process and needs to be collaborative. It is after all about your dream rooms. And we allow a number of rounds of revisions.

Phase #3- Implementation

Contractors are brought in to implement the renovation portion of the design. Furnishings are ordered and tracking managed by us. The space in painted and flooring etc. installed. Furniture is delivered and decor styled to add the final touches of your dream space.

How it Works:

  1. Lynteriors  books the required trades to meet the timeline agreed to and, orders furniture etc. that will turn your dreams into reality.
  2. Lynteriors project manages the renovations, orders, installations and deliveries.
  3. Renovations such as flooring replacement and repainting of walls etc. occur during this phase.
  4. Installation and delivery of items take place now too.
  5. The result is your dream room(s)!
