Interior Design Colour and Style Forecast for 2022

Lynn Asbury is the founder of Lynteriors providing interior decorating services in Aurora, Ontario, and surrounding areas such as Toronto. -I Help You Create Your Dream Rooms.

Colour Forecast

The ongoing pandemic has influenced interior design trends. For example, the trend seems to be towards warmer neutral colors. Maybe these colors combat the negativity of the pandemic, so we gravitate to these cheerier colours? I am Lynn Asbury, an interior designer in Aurora, Ontario. During the last couple of years, I have noticed that my clients have gravitated to warm neutrals, such as warm whites.

What is a warm white? What is a warm white? Warm white has a dash of yellow, red, or orange mixed into the white. One of these colours is mixed with white to create warm white. Yellow, for example, creates a cheery mood. So a warm white with a yellow undertone is more cheery than a white with a blue undertone. Warm whites are forecast as trending in 2022, apparently too.

Warm whites can be used anywhere. For example, this Newmarket dining room pictured below has a warm white chair and table stain. They match very well with the kitchen cabinets.

The warm white floral fabric on the chair back coordinates with the warm white seat fabric. In the showroom, the homeowner gravitated to the warm white fabrics. The chair fabrics coordinated well with the chair paint colour too. We coordinated the chair upholstery colour to match the family room loveseat upholstery as well.

The warm white loveseat fabric is called oatmeal. It is pictured in the family room photo. Now, the kitchen, dining room, and family room coordinate. This is important since they are open concept to each other. It is fun tieing rooms together using the same or similar colours!

In the Forbes design trend forecast post for 2022, Jamie Davis, cofounder of Portola Paints, makes a similar statement about colours. He says, “We are seeing trends in earthy, warmer, and organic colors as opposed to a few years ago when cleaner, brighter colors were more sought-after. Our shade, White Cliffs, used to be our most popular color. Now customers are gravitating towards Figueroa, a more organic shade. A brighter shade of white would never feel as warm and inviting as an organic shade of white.” Figueroa is a warm white neutral with a yellow undertone. Warmer white or organic whites have indeed been trending the last couple of years. Warm white is trending as a paint colour. It is also trending as a furniture fabric colour.

Mixing Traditional and New Furniture

I received an interior design book from my son Tim for Christmas. It is called “Made for Living” by Amber Lewis. He knows his mom loves anything to do with decorating! LOL. The book was released in 2020.

Anyway, I loved the colours Amber used. She tended towards neutral colour schemes and blue and green. The book was full of warm white interior design projects. Many walls in the photos were painted warm white. The sofas and chairs had warm white upholstery too. Warm white has indeed been around for the last two years.

Amber also blended vintage furniture with modern pieces. As she put it in her introduction to the book, her style involves “furniture that effortlessly mixes flea market finds and sleeker shapes in a blend that feels like it will last forever.”Yahoo sees a trend that incorporates traditional furniture into interior design too. As Erin Gates for Yahoo puts it, “Expect English roll arm sofas, wingbacks, simple dining tables based on antique styles and pieces with detail and some history.”

Vogue identifies a similar trend. According to them, “Instead of purchasing all new furnishings, people are increasingly sprinkling in antiques, and vintage pieces among more modern designs says Milwaukee-based interior designer Anna Franklin. Forbes says the same thing. They state there will be ” A blend of old and new: contemporary artwork and lighting paired with classic furniture silhouettes.” The trends are seen in my customer’s home too. For example, the dining room table in my Newmarket client’s home has a classic turned pedestal leg. It is paired with a contemporary abstract wall art and contemporary ceiling fixture, which the photo below reveals.

Note the abstract wall art and the traditional dining table

I have seen these colour and furniture styles trends too. This recent project showcased in this blog is an example. In summary, warm white in upholstery and paint colour is a trend. Also, a mix of vintage or traditional furniture with modern furniture and accessories will probably be trending in 2022.

Mood boards can help you see how different styles of furniture look together. They can help you see how different colours look together too. I offer mood boards as part of my services. They are great to use during a pandemic, or if you do not live close to Aurora, because they can be sent via email as an e-design. Modern Farmhouse Tips

Modern Farmhouse Christmas Ideas

In this post, you will receive some modern farmhouse-style tips. You will see different modern farmhouse Christmas ideas as well. I styled this Newmarket, Ontario home in different ways. Since it was so close to Christmas, I kept the homeowner’s Christmas decorations on her fireplace. This first photo shows how this family room looks when it has a neutral colour scheme.

Neutral Farmhouse Christmas

Loveseat Procured by Lynteriors which is based in Aurora, Ontario

The furniture for the family room and dining room in this project by Lynteriors arrived in late November. So it made sense to play up the Christmas theme when the photos were taken. Here is the modern farmhouse family room decked out for Christmas. This photo shows the neutral colour scheme, which forms the basis of the modern farmhouse style. White and beige are considered neutral colours. The various browns on the wood furniture are considered neutral colours too.

Another element of the modern farmhouse style is to mix eras or styles. There is a mix of vintage wooden tables and contemporary items in the family room. The contemporary pieces include the table lamp and the streamlined oatmeal loveseat.

We chose the beige-coloured love seat to coordinate with the fabric on the dining room chairs. See the dining room photo below. The silver and white items in both rooms tie these adjacent rooms together further. I chose the silver bowl and the silver table lamp for the family room for this reason. These family room accessories coordinate with the silver ceiling fixture pictured in the dining room below.

Use Similar Fabric Colours to Tie Adjacent Rooms Together

Materials To Use:

A Stone Fireplace: Another Important Modern Farmhouse Element

Organic and natural materials such as stone and wood are the foundation of the modern farmhouse style. For example, a stone fireplace such as the one pictured below is an example of a natural material you can use in a farmhouse-style family room. The love seat fabric colour picks up the colour of the fireplace surround. Furthermore, the white and silver Christmas decor dressed up the mantle and coordinated with the white and silver table accessories.

Vibrant Red Farmhouse Style

Styling By Lynteriors Based in Aurora, Ontario

During the photoshoot, I photographed a red colour scheme idea as well. Adding a vibrant monochromatic colour scheme to a modern farmhouse is sometimes used too in this style. The contemporary red-in-the-wall art is echoed in the throw on the loveseat and the red-painted console by the loveseat.

Red and white is a popular Christmas colour combination too. So with that in mind, we proceeded to decorate the tabletops around the loveseat with a Christmas theme.

Red Modern Farmhouse Christmas

Red and White Modern Farmhouse Christmas

The family room is often the room your family will gather to celebrate Christmas, and in this room, you will welcome your guests. As a result, decorating this room is important. The homeowner chose the angel accent piece to decorate the end table and a white house accessory piece to decorate the coffee table. I took pictures of this look too.

I planned to style the family room and take photos only. In the end, we did that and more. We had fun decking the room with Christmas decorations as well. If you want to learn more about the Modern Farmhouse style go to, https://wordpress.com/post/lynteriors.wordpress.com/1493

Modern Farmhouse Style

The modern farmhouse is both classic and contemporary at the same time and offers a perfect blend of traditional style and modern sensibility. It is traditional with a modern twist. Modern farmhouse interior design gives a strong nod to country elements too. It is warm and inviting and makes old seem new again.

Newmarket, Ontario dining room decorated by Lynteriors

Modern Farmhouse Dining Room

Elements of Modern Farm House Style

Mixing Styles and Eras

As eluded to above, modern farmhouse marries modern and classic elements for a character-rich mix. For example, I mixed the classic English country-style pedestal table in this Newmarket, Ontario dining area with the trendy geometric abstract wall art. This can be seen in the photo of the room above.

Modern farmhouse in an eat-in kitchen or dining room like the one pictured above lifts these spaces from their fussy formal past and transforms them into contemporary comfort. For example, the dining chairs in the photo above feature the beauty of a classicly elegant tub shape, but it has evolved from their Victorian roots. These chairs have a higher back than their Victorian ancestor. The higher back gives a lot of back support and makes it very comfortable. The removal of all that Victorian ornamentation gives it clean lines, thus a contemporary look. This ever-popular tub-shaped dining chair has sabre curved legs that have clean lines.

The dining room has become an important space for homeowners keen to add an element of refinement to their eating arrangements. The Modern farmhouse style helps to do just that.

Use Various Accessory Styles

Layer in accessories too. Mix classic turned glass candlesticks and a traditional glass hurricane vase with modern abstract wall art to mix old and new. Create a modern farmhouse look with modern materials such as glass and items that have traditional shapes. The glass candlesticks in the photo above are an updated take on a classic turned candlestick design. The updated material is glass instead of metal. The glass hurricane vase is also an updated take on a classic hurricane design. It is because they are manufactured using glass too. They both make great dining room centrepieces.

These updated classic tabletop accessories and contemporary touches help to create the modern farmhouse style. Furthermore, the candlesticks dress up the look. They help to add a glamourous, elegant dressed-up feel to the dining room. These change the breakfast room into a sophisticated dining room. Accessories help dress up or dress down the modern farmhouse look.

The dining area was decorated by Lynn Asbury from Lynteriors

Monochromatic and Neutral Colour Schemes

As seen above, the style of the furniture helps to create the modern farmhouse look. Another design element needed to create the modern farmhouse style is a monochromatic colour scheme. Start with a color palette of warm or cool neutrals (cream, beige, silver, and gray all work well), and then layer in some natural wood tones. A neutral wall paint adds to the modern farmhouse aesthetic.

For example, in the photo above, the walls are a warm neutral taupe. The table and chairs have a warm creamy white finish that coordinates with the kitchen cabinets. The oatmeal beige fabric on the chairs picks up the beige on the kitchen counter and backsplash. It also picks up the gray/beige wall paint colour.

Natural wood tones have been added to this breakfast room. Natural wooden floors are the bedrock of this aesthetic and are found in this room. The stained wood table top echoes the flooring stain. In the dining room featured in this post, a neutral colour scheme is used.

Make it Plush with Upholstery

The upholstered tub chairs in the above dining room bring the decor to life. They also contour the body for added comfort. It is a classic, sophisticated and elegant style chair for traditional and contemporary interiors.

The tub chair can be formal or informal, depending on the table chosen. It can look formal/informal depending on the table accessories and fabric that are chosen too. The tub chair comes in a wide variety of patterns, styles, and fabrics.

The simplest scheme can be transformed with the addition of a pattern via the fabric. The homeowner chose a lovely floral pattern for her chair backs. The chair seats have plain solid oatmeal-coloured linen-like textured fabric, and the chair backing has a classic floral print giving the chairs a two-toned look and depth. The neutral colour scheme on the floral fabric modernizes the look, and the patterned fabric adds interest to the neutral colour scheme.

Add Textures

Since the modern farmhouse style is made up of neutral colors, you’ll need a mix of textures to keep the space from looking flat. For example, contrasting tabletop textures are important when capturing the modern farmhouse aesthetic. In the dining room above, a runner with a canvas-like texture adds to the farmhouse feel. When it comes to your comfy furniture, use a variety of fabrics like cotton, canvas, linen, and faux fur. The linen-like fabric on the chair seat also adds to the farmhouse feel.

The modern geometric abstract wall art has geometric shapes that have various levels of depth. This gives added depth, therefore, texture to the overall decor.

A mix of subtle textures is what completes the modern farmhouse feel without getting too busy. Multiple wood finishes also add texture to farmhouse-styled spaces. Painted wood is one of the wood finishes seen on farmhouse furniture. There are painted and stained wood finishes on these dining room pieces of furniture. They add texture too.

the photo was taken by Lynn Asbury

Simple Clean Lines

Incorporating the elements of the modern farmhouse look usually consists of using clean lines. Traditional homes would need to remove strong patterns. They would need to avoid ornamentation on accessories and furniture that are too detailed to make things look cleaner and understated.

For example, the chair frame and legs in the above dining room have no ornamentation and are clean-lined. The ceiling fixture and wall art both have geometric-shaped clean lines too.

Lighting

The dining room pendant in the above photo combines a small classic crystal chandelier fixture with a modern drum shade. It marries the modern drum form with the classic crystal chandelier. The glamour of the crystals adds sparkle and drama. They add to the glass theme that is seen on the dining room table centrepieces.

Also, the modern style geometric perforations on the drum shade of the pendant also echo the modern geometric wall art on the wall. They both have rectangular shapes.

Furthermore, the silver drum shade and crystal chandelier portions of the pendant blend very well with the neutral colour palette in the room.

Conclusion

In conclusion, this modern English farmhouse dining room style blends modern and classic furniture, accessories, and lighting. The design elements that complete the look include using a neutral colour scheme. Subtle textures, another element, are seen in the wall art, woven canvas, and linen fabric. Plus, the wood grains on the flooring and tabletop add another layer to the look.

Plush upholstery creates comfortable furniture. Simple, clean lines on the furnishings add to the style too. This particular dining room has a bit of glamour added to it. Therefore it falls into the modern flam farmhouse category. This is a subcategory of modern farmhouse. 5 Home Staging Tips

Is It Good to Rent Furniture for Home Staging?

Tip #1: If the Room has No Furniture or the Furniture is Worn, Consider Renting Furniture

Home staging is all about restyling a home to sell quickly and for more money, whether you are in a slow market or a hot real estate market. Home staging is arranging furniture or renting furniture and decor accessories to showcase a home for sale. If you are selling your home, you want to help buyers picture themselves living in it. Home staging is one of the best ways to do that, helping to make your place stand out in online searches, shine during open houses and secure competitive offers sooner. Here are some tips to help you play up your home’s assets and downplay its faults.

In this Aurora, Ontario living room, the furniture was rented except for the bookcase and sheers. The original furniture was scratched and old, so I rented contemporary furniture in a warm-off white colour. Rental furniture also allows you to rent updated furniture that will appeal to more buyers. Since it appeals to more buyers, more buyers will fall in love with the home and want to buy it.

Tip # 2 The Living Room is the Most Important Room to Stage

This Aurora, Ontario home was staged in July, 2021 and sold 5 days later! It received multiple offers and sold over asking. Home staging and using rental furniture worked! Which rooms are the most important to stage, though? According to the NAR (National Association of Realtors:

“Staging the living room was found to be most important for

buyers (46 percent), followed by staging the master

bedroom (43 percent).

NAR Report of 2021

Renting furniture for the living room is, therefore, a good investment. It is often the first room that potential buyers view. So making a good first impression by renting furniture for the living room and home staging the living room is important.

Tip #3 Declutter and Remove Heavy Drapes And Non White Sheers

As these before and after photos above show, home staging changed the appearance of the living room. Certain items in the room were removed. These items included: the heavy drapes, end tables, and decor on them. The white sheers were left. If your room has white sheers, they are ok. But heavy drapes and coloured drapes need to be removed.

Tip #4 Paint Walls a Neutral Colour Like White

The living room had orange walls with a feature wall painted in orange and white stripes. The first two photos below show how the orange walls looked like. I suggested that the walls of the living room be painted all white. It was painted white with a red undertone. The white paint lightens and brightens the room further. The following photos show the before areas of the living room. The third photo is the after photo of the living room.

Many buyers coming to look at your property may not appreciate the wall colour. Most buyers prefer neutral painted walls because it means they do not need to paint a room colour they do not like when they move in. As a result, more buyers will be interested in a house with a living room painted a neutral colour such as white, gray, or beige. If possible, all rooms though should be painted with a neutral colour.

Notice that most of the books on the bookshelf were removed except books that were predominately white. The bookshelf was also moved so that a sofa could be placed in the spot instead. Learn more about bookcase home staging by clicking on the following link. https://lynteriors.wordpress.com/2021/03/24/how-to-decorate-a-home-office-part-2-bookcase-decorating-tips-included/

Buyers want to picture themselves relaxing or entertaining in the home’s living room. Therefore, place the sofa in the room in view of the entranceway. The buyer can see it as a focal point when they view the room. Now they will imagine themselves relaxing and entertaining in the living room and begin falling in love with the house.

Tip # 5 Layer in Warm Accessories

Add some accent pillows to the sofa, and toss a throw over the corner of the chair for some extra luxury and comfort. These additions are small but have a subconscious effect on buyers that make them feel more at ease in a space.

Add greenery

Bring life and energy to the room with faux plants. On the bookcase, there is a small faux plant on a stand on the bookcase shelf in this living room, for example. Planters and flowers make your room look more inviting too.

Create vignettes using the rule of three

A vignette is a group of eye-catching objects that set the tone for a room. On the end table, the chrome table lamp with glass orbs, the white journal, and the wood orb make up a vignette in the staged living room above. Groupings of one or three are the most pleasing to the eye.

Does Home Staging Work?

Statistics Proving Home Staging Works

A home stager needs to assess what kind of vision the buyer will want to see when they walk through that door. It’s all about creating that lifestyle vision that the specific buyer for that home desires! The good news is that according to the 2021 home staging statistics collected by NAR, home stagers are creating that vision for buyers. The National Association of Realtors Research Group or NAR put out a “Profile of Home Staging Report.” They survey thousands of real estate agents on the benefits of home staging.

“Eighty-two percent of buyers’ agents said staging a home

made it easier for a buyer to visualize the property as a

future home.”

NAR

Help Selling My Home

According to this same 2021 NAR report, 44% of the buyer’s agents said that staging increased the dollar value offered by 1 to 15%. Staging your home to sell is proven to increase your sale price up to 15%, so it’s worth your time to evaluate your house room-by-room and decide what changes to make. Learn 4 Helpful Benefits of 3D Models of Your Room Interior Here

It is easier to see the potential of an unfinished room when room drawings get closer to reality. 3D modeling is like pulling out the multi-dimensional images from your brain and painting them on a paper to see how it looks. In other words, computer technology ferries your imagination closer to reality. Interior design drawings using computer aided design programs such as Sketchup are beneficial in other ways as well.

Benefit #1: Perspective Drawings Saves You Money and Frustration

What you want in the room can be drawn on computer-aided design software such as Sketchup by an interior designer such as myself and then presented to you. 3D perspective drawings help you to see how the room will look after the furniture is in it. If the furniture won’t fit, for example, because it is too big, it will become quickly apparent in Sketchup. These drawings will save you money and frustration. Who wants to figure out what to do with a new piece of furniture that won’t fit into a room.

The Project:

The following project by Lynteriors will reveal three other benefits of perspective drawings. In this project, the owners want to create a guest suite in an unfinished room above the garage. It is a lake home in Muskoka, Ontario. The room is a lovely huge space with a cathedral ceiling. It also has a gorgeous arched window. There are dormer windows as well. They capture a glimpse of the lake. Below is a photo of the unfinished room. It shows the arched window with a view of trees. The arched window is the focal point of the room.

Uses of the Guest Suite: Solution #1

The retired husband and wife want a small kitchenette in the guest suite. They want a sitting room too. Since it is above the garage, it is an attic with sloping beams that create a sloping roof and ceiling. In some places, the ceiling is low. In other areas, the walls are not very high.

The owners would like to make a guest bedroom for a family of four. The boys are teenagers, so they want separate beds. They hoped a double bunk with a top twin bed would give room for the parents. The twin bed on top would provide a bed for one of the teenage boys.

The problem is all the walls that are high enough for a bunk bed have doors or windows. The wall, which isn’t shown in the 3D models, has a door leading to a bathroom. As a result, it cannot have a double bed against that wall. There is no other wall the bunk bed can be against.

Another solution is to place the bunk bed in the middle of the room. Another reason to have it there is to create a corridor. A corridor is needed for space planning reasons. The corridor eases traffic flow to the kitchenette from the main door. Unfortunately, because of the size of the double bunk bed and the sloped walls, tall people may hit their heads as they walk around the double bunk bed.

Benefit #2: Will Reveal Anything that Blocks a Feature such as a Focal Point

Sadly, the view from the entrance door is obscured by the bunk bed. This 3D rendering below shows how the bunk bed with a ladder obscures the window. The arched window is the focal point of the room. As a result, obscuring the view of it would not be ideal.
It would be frustrating to find this out after you bought the bunk bed. You can choose not to buy the bed even before you finish the room if you do not want to compromise the view of the lovely window. As this example illustrates, a perspective drawing can save you a lot of future frustration.

Solution #2

An alternative solution would involve a double bed, twin bed, and roll-away folding twin bed. Fortunately, it does not compromise the view of the arched window from the entrance door. A roll-away bed may not be as convenient, though. It would need to be stored in an adjacent storage area when not in use. The next photo shows this other solution.

Benefit #3: Will Help You See Awkward Wall and Ceiling Heights

The above photo shows that the arched window is seen clearly from the entranceway. This perspective drawing also shows the sloped walls and ceiling. This perspective drawing has the same furniture or furniture sizes. The only difference is the bunk bed is replaced by the double bed. In this drawing, you can see that the bunk bed will not fit against the walls because the walls are not tall enough.

Benefit #4: Easier to Visualize the Space

When people see a project presented in a lifelike 3D format, rather than in a line drawing, they can more easily visualize what the end results will be like, and whether they’ll be happy, or want to make alterations. What would you prefer to see. A furniture plan or the perspective drawing.

Would you rather see this…

Furnit

This 2 line drawing of the guest suite is the furniture plan. Notice how it does not show you the sloping ceiling or the walls that are not very tall. Also many people cannot envision the finished room when they see a furniture plan like this.

Or This?

Some people know exactly what they want when they remodel, but the majority of people are less certain until they actually see their concept in a tangible form. With 3D rendering, multiple designs can be previewed for the same space, helping to ensure that the final decision is the right one. For example, in this blog I showed you two designs. My clients can decide which of the two designs would be better for them.

Many changes to the plans can be done in real-time, allowing a streamlined design process so the project can proceed more quickly, smoothly and efficiently.

There are many distinct advantages to involving a CAD professional early on in any construction project to create more realistic 3D renderings. In most cases, the total cost for a quality set of renderings is just a small percentage of the total project cost. In the end, this additional advance planning can amount to significant savings money wise and prevent frustration down the road. This is especially true for a space with awkward ceilings and walls.
