
Recently, I had the pleasure of conducting a home staging presentation for a community group in King City, Ontario, during which I shared insights with the attendees. So, when setting up a family home for sale, the aim is to highlight its good features using contemporary furniture.
Home Staging to the Buyer’s Taste
Incorporating contemporary furnishings that align with the buyer’s preferences, such as white sheers in a model or staged home, can effectively accentuate the room’s striking features and captivate the buyer’s affection towards the space and the entire house. It’s essential to emphasize that the staging must be adorned with contemporary furnishings that appeal to the buyers’ preferences rather than those preferred by the homeowner. The key to achieving an alluring and irresistible interior lies in carefully selecting and presenting contemporary furnishings that cater to the buyer’s taste.
Another illustration of this is the white armchair pictured below. The white, modern chair enhances the flooring by creating an aesthetically pleasing contrast against the darker surface. When a model or staged home has furniture and décor that enhances the positive features of a room, like windows and floors, it’s likely to resonate with prospective buyers, and they are more likely to fall in love with the rooms and the entire house.
And if the furniture, like the armchair and curtains, matches the taste of the buyers, it can also have a positive impact on how they see the rooms. When selling your home, having furniture that matches the preferences of potential buyers is very important. This is because potential buyers are more likely to imagine themselves living in your home and make an offer to buy it when they see furniture that is similar to their own or that they really like and want to own. They can see that their furniture will fit the space and look good in it. As a result, they start dreaming of owning the room and the home.

The Icing on the Cake
As you can see home staging involves more than just decluttering and cleaning; this process also entails utilizing appropriate furnishings to make your home appealing to potential buyers. It means staging your home with furnishings that align with the buyers’ tastes. And second, stage with furnishings that enhance the room’s best features. Choosing the right furniture and accessories is essential in making your home stand out and attracting buyers, as it adds the finishing touch to the overall presentation. Staging your home with carefully selected furnishings is akin to the finishing touch that elevates it from satisfactory to irresistible in the eyes of prospective buyers. A cake may suffice without icing, but adding this decorative element enhances its appeal, much like preferred furniture can transform a home from mediocre to magnificent in the eyes of buyers.
While the white and brown colour scheme and boxy contemporary furniture may not be to your liking, it is worth considering the preferences of potential buyers aged 30 to 50. This demographic tends to appreciate contemporary design elements currently popular or trending. Therefore, if you plan to sell your single-family home with 3 or 4 bedrooms, it is crucial to keep this in mind and stage it accordingly with contemporary furnishings and colour scheme similar to those shown in the photo above.

These contemporary furnishings have a magnetic pull on couples in their thirties or forties who have children or are preparing to have them. If your property is a family home, you would naturally want to appeal to families as prospective buyers. Therefore, incorporating contemporary decor and hues into your interior can assist potential buyers to imagine themselves dwelling in your space. It could sway them to become attached to your home, increasing the probability of making an offer. When gazing upon the space, they may think this living room is delightful, and the furnishings complement it perfectly! My furnishings share a similar look and scale to those here, so I can envision them fitting into this space seamlessly. I adore this room and would love to call it my own.
